The City of Lavasa is a new hill station in the lake district of Maharashtra. The city located on the 40 kilometer long Warasgaon lake, commissioned affordable housing units comprising of 1 BHK, 2BHK and studio apartments. The undulating sites were difficult, requiring ramp ways and slip roads with access to buildings at different levels. The city norms required the buildings to follow architectural guidelines and meld with the surrounding architectural fabric, using pitched roofs and an earthy palette of materials.
The design established a series of terraces accessed off a steep approach road, placing long strips of apartment buildings along them. This gave maximum number of apartments with lake or hill views. The project required high densities with a total built up area of 25000 sq mts, and the challenge was to maintain the quality of a hill station. The architectural details focus on large windows, balconies and screens. An interesting feature is introduced by the retail arcade which climbs the hill along the rising ramp-way. Restaurants and boutiques here enjoy club and lake views. The design has clean lines and a minimal look as the apartments are visible along the lake front.
